Non si ha alcuna notizia certa nè sulle origini, nè sulla data in cui questa famiglia giunse a quel grado di floridezza economica e di preminenza nella vita pubblica della città di Faenza. La prima notizia è contenuta nella cronaca dell'abate Mittarelli, che nell'anno 1184 dà notizia d'un legato di numerose terre e case compiuto dal dominus Zanellus da Zinganigo alla Chiesa di S. Maria foris portam a favore dell'anima sua. Quindi in un istrumento dell'alleanza tra Bolognesi e Faentini capo della ambascieria faentina è Aleottus Zanellus che in data 16 dicembre 1194 firma tale istrumento (regesto Grossi di Bologna, libro I, f. 676), In nuove trattative compiute con i bolognesi il 22 novembre 1204 troviamo nel rogito con cui si conchiusero, lo stesso nome. Profonda doveva essere la fama che tale famiglia godeva nella scienza del diritto, poichè essendo in contestazione cantoni enfiteutici e diritti d'acque spettanti all'Abbazia
